Greece has one of Europe's highest rates of second home ownership

For many Greeks the importance of first, and second home ownership has long been important for a feeling of financial security. In fact, 39% of Greeks also own a second home. But a recent survey by global real estate company REMAX highlights striking contrasts across Europe.

Only Bulgaria where  nearly half of households own a second property, surpasses Greece. In Croatia the figure is 37 percent. These figures are far above the full European average of 25 %, underlining the importance of property in the asset mix of Southern Europeans.

By contrast, the Netherlands reports the lowest levels, with just 8 percent of homeowners possessing a second property. However, Dutch respondents expressed fewer concerns about affordability with only 57 percent described housing as “too expensive.” Instead, they appear more open to international mobility, with 29 percent saying they would consider relocating abroad for a more affordable lifestyle.

Ireland also lags behind, with only 11 percent of homeowners owning a second residence. Affordability is the primary barrier, with 71 percent of Irish respondents saying housing prices are too high.

Dissatisfaction with housing in general is widespread, and almost a fifth of Europeans express unhappiness with their current living conditions. This is the highest rate in Europe. For nearly half of them, affordability was the main factor.

Across Europe, a trend of urban migration is reshaping the housing landscape, as many seek opportunities in major cities.
